We go through the contract with high detail to ensure everything is correct and fair for you, and will cover you for anything that may arise.
This may include adding any special conditions to meet your requirements.

The deposit amount is a negotiated figure but should not be more than ten percent of the purchase price. We ensure that you have covered all options available.
We undertake the basic searches of rates, water and land tax (a body corporate information search) to assist with settlement figures, however other searches that we can do include building, plumbing, contaminated land and main roads depending on your requirements.
One search recommended if buying in the Ipswich area would be a mining search.
These searches can assist with potential problems with the property.

When a property transfer takes place, there are government departments (local council, water authority and the valuer generals office) that need to be notified which takes place when we complete settlement which notifies these departments of the change of ownership.
Before settlement day, you will need to have a final inspection of the property and confirm that you are happy to proceed with settlement.
This is when you exchange the money and all the legal documents, so you can take ownership of the house.
Payment involves more paperwork, finalising everything and making sure all the checks and balances are in place. We make this easy for you.
We will do a final title search and attend settlement on your behalf with the incoming bank and sellers representatives to ensure that settlement proceeds smoothly for you.
There is no need for you to attend settlement.
The agent will provide the keys once they have been notified by our office that settlement has taken place.
After the settlement goes through, we will let you know it went through and will then organise the final details.
Once settlement has finalised, we will arrange to provide to you a copy of the relevant documentation, invoices and settlement statement for your records.
